The sellers are even willing to let me lease the property to other tenants while we do a 60 day escrow. I am keeping their loan in place for lower initial payments for cash flow. They do not need any initial cash and are pleased not to have to pay the capital gains taxes. They also don’t have to pay the agent $32,000 commission. I have learned how to communicate with the bank, loan officer and other agencies that will help me get a bank reduction of foreclosed properties. In addition, the second aspect that motivated me more to become a real estate investor is a creative idea to communicate with the escrow company to open escrow per bank requirements to do short sales in the foreclosure.
